Quantity surveyors are one of the most important members in a construction team. They perform a variety of roles ranging from making estimates, preparing Bill of Quantities, take part in tender bids, monitor the cash flow, release interim payments and even aid in settling disputes (Yusuwan 2009). Both the employer and the contractors have their own quantity surveyors which act as cost consultants to them during various stages of the construction.

One of the primary roles of quantity surveyor is during variations. Variation orders are issued to modify, add or replace an existing specification, drawing or item from the contract documents. Extra works, which are beyond the scope of original contract also come under variations (Silverberg 2002). They occur in even the most well-planned projects and hence underline the importance of the quantity surveyors (Cunningham 2013). If not handled properly, they may increase the cost or time required for project completion.

When the variation order reaches a contractor, and changes are made to the contract documents, the role of quantity surveyor is to re-measure and re-evaluate the designs to make necessary changes to the budget of the project as soon as possible. Re-measurement is defined as measuring the drawings again (Farlex n.d.) while valuation means determining how much something is worth (Farlex 2015). This requires skill, experience and knowledge on the part of quantity surveyors. They need to have the knowledge of technical aspects, management and estimating skills to carry out necessary modifications. During this phase, quantity surveyors face a number of issues due to various factors leading to cost or time compensations or even disputes which affect the reputation of the parties involved. This research was done to understand these issues and provide possible solutions to the same.

This research aims at outlining and understanding major issues occurring during re-measurement and valuation works by interacting with quantity surveyors from diverse fields and working methodologies. The data collected will then be analyzed using a rational approach to point out the key problematic areas (Adnan, 2011). Lastly, an attempt will be done at providing solutions to these problems for improving the current situation.

The analysis of the data collected will highlight the current proficiency levels of the quantity surveyors and availability of the required tools and services for improved re-measurement and valuation works. Also, the suggestions from the quantity surveyors themselves will aid in providing accurate and feasible solutions for these problems.

Data collection

In this stage, according to the methods setup in previous stages, the required data will be collected from a pre-selected sample of quantity surveyors from different organizations or working independently. The mode of data collection will ensure that all the relevant areas of concern are addressed and aid in proper analysis of the current situation.
